Course Access for Non-Members

Course Access for Non-THA Members - Read Carefully:

If you are not an existing dues-paying member of the Tennessee Housing Association, after submitting your shipping address (see shipping directions button) please follow the guidelines below:


  • If you are new to the educational platform, go directly to the online educational class platform at education.tnmha.org create an account by entering your personal work e-mail or your personal home e-mail address, then create a password (something easy for you to remember). If you have created an account for yourself in the past, you will utilize the sign on you previously created (your e-mail, plus your password). The system will guide you through re-setting your password if you have forgotten. (Companies: Multiple students cannot utilize the same identical e-mail address!) 


  • You may pay for your Initial Licensing Class* or Continuing Education Class directly through the online portal and begin your curriculum whenever you are ready. Upon successful completion of the educational curriculum, a certificate of attendance will be available to print, right from your student dashboard. 


  • See note further below in red entitled:   *Note for Initial Education Class Students: Class fees cover Phase I and Phase II, with exceptions*.

If you are an existing dues-paying member of the Tennessee Housing Association, please email THA directly at Office@tnmha.org, for your educational discount code, prior to purchasing your class. THA cannot issue refunds through the automated system. Rhonda will e-mail a link to the members’ landing page for the class you designate, which will include your member discount rate on the payment screen. (Don't forget to submit your material shipping address via this page [see shipping directions button] if you would like to have THA send course materials to you.  Otherwise, follow the guidelines below:

Student Education Details

Important Info for Education Students: Fees Cover Both Phases

  • Phase I includes a series of lessons which contains downloadable class reference materials, online narrated instructional modules/videos, as well as content examinations. Take notes, as you will have a final master curriculum exam for the educational course. Upon successful completion of the educational curriculum, a certificate of attendance will be available to print, right from your student dashboard. 


  • Phase II of meeting initial licensing/certification statutory requirements will be passing a State issued exam, given by Morris & McDaniel, Inc, which is the contracting proctor firm hired by the State of Tennessee. At the completion of your Phase I education, the Association will be notified via the online portal, and will inform Morris & McDaniel, Inc. you are an eligible candidate to schedule a final state examination. You will receive an e-mail to schedule that exam. *If you fail your first state exam, you will be responsible for paying Morris & McDaniel, Inc directly for all subsequent exams at a rate of $125. There is a $40.00 no show fee for candidates, and rescheduling an exam less than two hours in advance will incur an additional $12 on-demand scheduling fee.  Preparation for exam day is listed below.

Exam Prep: Essential Set-Up Tips

 First things first:

  • You can have an external mouse and keyboard if you want. No external monitors are allowed.
  • Web Camera (1280 x 720 resolution recommended)
  • A functioning microphone and speaker(s)
  • Disable the pop-up blocker
  • Please note tablet devices such as Chromebooks and iPhones are not compatible. You must use a fully equipped desktop or laptop computer.


High speed internet (strongly recommend a wired connection to internet, rather than wifi). If you choose to use wireless, we recommend a speed of at least 5 Mbps. A speed lower than 5 Mbps will not ensure optimal performance during the assessment. You are recommended to find a better internet connection prior to the beginning of your examination. 


You are only allowed to have one (1) monitor running during the exam. If you have more than one (1) monitor being used, please disconnect the other monitor and ensure it is turned around so that the screen is not facing you upon connection to the proctor.


It is MANDATORY that all candidates test their exam day computer PRIOR to the examination date to ensure all requirements are met. If a candidate is unable to access their examination due to a failure to complete the computer readiness check prior to the exam, they will forfeit their appointment.

YOU WILL BE REQUIRED TO INSTALL A PROGRAM UPON CONNECTION TO A PROCTOR. Confirm you can install programs on the computer you intend to take the examination.  The program is 168MB for Windows OS (Windows);   218MB for Mac OS (M1/M2/M3); or 223 MB for Mac OS (Intel).


How should I prepare my physical space?

  • Your physical workspace must be completely cleared except for any approved materials (see permissible items below*). In addition, you will be required to be alone in an enclosed space during the examination. For example, taking the examination in a public space is not allowed. We strongly recommend that you choose a space that you are most comfortable in to be able to perform at your best. Please ensure that there is good lighting. 


*Permissible items: Only the hardcopy class materials provided by TNMHA.  

What do I need to have to start my exam?

  • One form of non-expired valid photo ID (i.e. driver’s license), hardcopy class materials provided by TNMHA, a cell phone or reflective surface, a working webcam and microphone, strong internet connection, a private room, and a hard surface to work on.


Candidates, you will have a live proctor assigned to you for the examination. 

The proctor is responsible to:

  • explain and/or confirm with the candidate the examination name and rules;
  • secure the testing environment (physical and virtual);
  • identify unpermitted resources and have removed;
  • troubleshoot and solve technical issues as needed;
  • unlock access to the examination;
  • watch the candidate throughout the session;
  •  investigate, notate, and stop suspicious and cheating behavior;
  • provide reminders for timing, breaks, etc.


Please note once you complete the exam and click on “Finish” your score will appear on the screen with a note stating you should receive your score report in 10 to 14 days. This will be emailed.
